1. ABOUT PARKING305
Parking305 is an independent, privately operated parking service. We are not affiliated with Hard Rock Stadium, the Miami Dolphins, Live Nation, Formula 1, the City of Miami Gardens, or any concert, sports team, or event organizer. Parking305 provides temporary parking access near event venues but is not an official partner or vendor of any third-party entity unless explicitly stated.

2. RESERVATIONS
All parking reservations must be paid in full at the time of booking through Parking305.com or an authorized platform. A confirmed reservation grants you a non-transferable, temporary license to park during the date and time specified. Reservations do not guarantee a specific numbered spot unless stated otherwise. Availability may change due to property conditions, traffic restrictions, or other unforeseen circumstances.

3. USE OF PROPERTY
Guests agree to use the property lawfully and responsibly. No tailgating, open flames, alcohol, loud music, or disorderly conduct is permitted. Guests must park only in the assigned space and depart promptly after the event. Vehicles may not block sidewalks, driveways, fire hydrants, or neighboring homes. Violations may result in towing or cancellation without refund.

4. CANCELLATION AND REFUND POLICY

• Cancellations made more than 24 hours prior to the scheduled event may be eligible for a refund, less service and processing fees.
• No refunds will be issued for cancellations made within 24 hours of the scheduled event.
• No refunds are issued for no-shows or early departures.
• In the event of an event cancellation or postponement, reservations may be transferred to the rescheduled date or refunded at Parking305’s discretion.

5. LIMITATION OF LIABILITY
PARKING305 ASSUMES NO RESPONSIBILITY OR LIABILITY FOR:

• The safety of any person, vehicle, or property at or around our parking locations.
• The guaranteed availability of a specific parking spot, even with a confirmed reservation.
• Any damages, theft, delays, or system malfunctions that may affect your parking experience.
•  You park at your own risk. Parking305 is not liable for any indirect, incidental, or consequential damages.

6. THIRD-PARTY SERVICES DISCLAIMER
From time to time, third-party individuals or companies may offer valet, shuttle, or other services in proximity to Parking305 locations. Parking305 does not manage, control, endorse, or assume responsibility for these services. If you choose to engage with such services or relinquish your keys or belongings, you do so entirely at your own risk. Parking305 makes no warranty or guarantee regarding these services.

7. INSURANCE DISCLOSURE
Parking305 maintains general liability insurance for business operations. This does not cover guest vehicles or personal property. You are responsible for maintaining your own valid auto insurance as required by law. Our insurance does not apply to damages caused by weather, theft, acts of God, or third-party misconduct.

8. UNAUTHORIZED VEHICLES
Oversized vehicles such as RVs, buses, trailers, or vehicles exceeding standard passenger size are not allowed unless pre-approved. Unauthorized vehicles may be denied entry or towed at the owner’s expense without refund.

9. PRIVACY
We collect limited personal information (such as name, email, and vehicle details) solely for the purpose of processing reservations and customer support. 10. SOCIAL MEDIA AND CONTENT USAGE
Any photos, videos, or posts shared by customers remain their intellectual property. Parking305 may repost tagged or submitted content for marketing purposes with credit. If you wish for your content to be removed, please email parking305.info@gmail.com.

11. TRADEMARKS AND AFFILIATION
Parking305 and related branding are trademarks of Parking305, LLC. All third-party names and trademarks referenced are the property of their respective owners and are used solely for descriptive purposes. No affiliation or endorsement is implied.

12. FORCE MAJEURE
Parking305 is not liable for any delay, failure of performance, or service interruption due to causes beyond our control, including natural disasters, police actions, public emergencies, road closures, acts of God, or utility failures.

13. MODIFICATION OF TERMS
These Terms may be updated or revised at any time. The latest version will be posted at www.parking305.com/terms. Continued use of our services constitutes acceptance of any updates.

14. LEGAL JURISDICTION
These Terms are governed by the laws of the State of Florida. Any disputes shall be resolved in the courts of Miami-Dade County, Florida.

15. Supplement: Use of Residential and Neighboring Properties
Parking305 operates as an independent parking service utilizing private residential property, including its primary lot and, in some cases, nearby properties through short-term agreements with neighboring homeowners.
By completing a reservation, you acknowledge and agree to the following:

• Your parking assignment may be located on a residential property owned by a third party who has allowed Parking305 to provide access for event parking purposes.
• Parking305 is solely responsible for the coordination and management of parking services. The individual property owners are not affiliated with Parking305 as employees, agents, or representatives.
• Homeowners shall not be held liable for any claims, injuries, vehicle damage, theft, or disputes arising from your use of the property.
• Parking305 carries general liability insurance for business operations; however, this coverage does not extend to property owners beyond what is contractually agreed to or required by law.
• Guests must comply with all posted signage, verbal instructions, and any reasonable rules imposed by Parking305 or the owner of the assigned lot.

Parking305 reserves the right to assign you to an alternate nearby property based on availability, traffic flow, or operational needs. All properties are within walking distance to the venue, and guests will be notified of any reassignment upon arrival whenever possible.
